   We submitted plans for a deck in the city of Poway, California (San Diego County) on January 3rd 2008 only to find out that due to the wildfires the building codes had just been changed.  Our standard deck, using 2x joists, 4x posts, and 5/4 composite decking, was now unacceptable.   Our plans were returned with the following changes from the city.  Use 8x posts, stucco the entire underside of the deck, and use a waterproof, fireproof coating on the top surface.  Not only was this something the customer didn’t want, it increased the price of this deck by over $31,000.00.


    I contacted Brian Fuller in the sales department at Xccent and discussed the use of steel decking and framing.  As unbelievable as it may sound, steel decking and framing was not in the new building codes.  With the help of Brian Fuller and Brian Shoop from engineering, we got the building codes changed and they now include steel framing and decking.


    I sent the prints to Brian Shoop and within a day had the quote for the steel framing and decking.  I sold the job to the customer who was absolutely ecstatic with the price and potential look of this new deck.  The permit flew through the city and I ordered the deck from Xccent.  In about 4 weeks the materials arrived and within a week it was completed.  This deck is over 800 square feet.


    Although we did have a few questions regarding the assembly, Brian Shoop was only a phone call away and was always glad to answer our questions and get us back on track. 


    When I estimated the job, I used the same hours for assembly as I would have for wood.  Surprisingly, it is much faster to build than wood. 


   The customer could not be more pleased with the finished product, nor can I.  It really is a great product.  The fit and finish is great and would compliment any home,  and how can you beat “no rot, no termites, no painting.   I can’t wait to build the next one.
